How and why Utopi was embedded at IronWorks, and what that means for our clients now looking to translate insight into returns.
What Happened.
IronWorks has officially reached hand over, and it marks another successful project with our friends at DLC Europe, Harrison Street and Mezzino. Another high specification student asset, transforming the PBSA landscape in greater London, with the latest smart technology and data solutions embedded in the design of the building.
DLC Europe and Harrison Street have had a long history of prioritising the highest standard of performance insights from day one on their new build projects; and IronWorks is no different. With Utopi Multisensors in every space, and smart heating devices throughout, the asset was generating intelligence within hours of install – allowing the award-winning Operator, Mezzino, to understand from day one what their baseline of consumption looks like and therefore spot outliers and react in real-time.
Why It Matters.
- Operational visibility, from day one: Mezzino now has continuous monitoring of energy use, air quality, humidity, mould risk, and more at room level. Issues, a heating fault, a ventilation problem, a room running hotter than it should, surface in real time, as they happen, rather than at the next site visit. This allows for ongoing operational enhancement, and a key focus on NOI.
- Investment-grade evidence, built in: For Harrison Street, that same data becomes an auditable record from the moment the asset enters the portfolio. It feeds directly into fund reporting, SFDR and GRESB reporting, and turns projected savings into hard-coded ROI rather than a number someone has to defend later.
- No compromise between new build and retrofit: The same wireless, retrofit-ready platform that made day-one data possible at IronWorks works just as well across existing stock, so the choice between building performance data and disruption does not have to be made either way.
