Room-level data from The Utopi Platform™ showed almost every space in one UK PBSA asset averaging above the 20°C benchmark in November 2025, some by more than 6°C.
Scenario
Our client operates a c. 300-bed, electrically heated PBSA asset in the UK. When they began working with Utopi, the only building performance data they had was a utility bill at the end of the month.
That left them unable to see conditions or energy consumption in any individual room, or how far apart those rooms sat. Both were essential to understanding the asset’s true performance and whether anything was affecting resident comfort.
Resolution
Working with the client, Utopi installed Utopi Multisensors™ in every resident space, with metering behind them.
From that point, the asset had a room-level indoor temperature reading for every space, collected continuously, for the first time. Utopi Rated™ sets a benchmark of 20°C or below for average indoor temperature, one of four KPIs in its rating of thermal energy waste. The data showed how each room was performing against that benchmark, so the site team could identify outliers and understand how the building was performing rather than only what it was consuming.
The Data
Measuring all occupied spaces individually across November 2025, against an outdoor average of 7.2°C:
- 5°C asset average, 3.5°C above the 20°C benchmark
- 5°C average across the lowest temperature tenth of rooms
- 97% of spaces above the benchmark
