Data Story

Empty Rooms

Over a 90 day period, room-level data from The Utopi Platform™ found one space consuming 3.7 times the median room’s electricity, despite recording 26 consecutive unoccupied days.

Scenario

Our client, a PBSA operator in Spain, was collecting energy consumption data manually from asset-wide meters. A monthly total showed what that asset consumed, not where, and in that figure an unoccupied room drawing power looked the same as an occupied one. The client wanted to know where their electricity was actually going.

Resolution

Working with the client, Utopi installed Utopi Multisensors™ in every space, alongside room-level metering. Continuously monitoring 6 environmental data points meant granular performance and energy consumption could be monitored asset-wide. Electricity use, temperature and measured occupancy could then be compared room by room, instead of as three separate building figures.

Each layer on its own was a partial answer: Consumption shows the cost, temperature shows the conditions it produces, and occupancy shows whether anyone was there to want them. Combined together at room level, they automatically surface outliers in an asset.

In this asset, one room stood out on all three. That unoccupied room with excessive electricity consumption was invisible in a monthly or asset-wide total, and its excess was absorbed into the sum. It only showed when consumption, temperature and occupancy were read together at room level.

The Data

Across 90 days of room-level monitoring, from late April to late July 2026 and outside the heating season, one space recorded:

  • 3 kWh consumed, against a median of 104.2 kWh
  • 5°C average temperature, 4.3°C above the bedroom average
  • 26 consecutive days unoccupied
