Data Story

Energy Drift

Scenario.

Our client runs a c.500-bed PBSA asset, completed in 2023, with Utopi Multisensors™ and Controls installed throughout.

Utopi Smart Energy Controls held the asset at an average indoor temperature of 21.3°C, with only a small share of rooms running above 24°C, and those controls kept it consistent through the heating season.

Ahead of an expected portfolio sale, the operator paused their renewal. The controls came off, and that same asset, in the same heating season, with the same residents, started drifting within days.

Resolution.

Two weeks in, the average indoor temperature had risen, along with the share of rooms above 24°C, and energy consumption.

The increase in energy consumption caused by a lack of controls

Without visibility and without controls holding temperatures at a comfortable level, even a three-year-old building with a strong specification can drift back towards overheating inside a fortnight. With Utopi Multisensors™ and metering in place, the operator could see exactly what the pause was costing and reinstated the Heating Controls promptly. The asset then returned to the energy performance it had held, and the drift stopped at two weeks instead of running the length of the season.

Data.

The result of a lack of controls, extrapolated across a 200-day heating season:

440 kWh Energy Waste per bed, 208,120 kWh across the asset

£110 Avoidable Cost per bed, £52k across the whole asset

77.9 kgCO2e Carbon Emissions per bed, 36.8 tonnes CO2e across the asset
