First Cold Month

Room-level heating controls helped reduce YoY electricity consumption by 16.5% in October, a month known for higher occupancy and colder temperatures.
Scenario.

Our client operates a c. 300-bed electrically heated PBSA asset in Ireland and October is the month the asset’s energy profile turns: The building is usually fully let following the September intake, and heating runs in every occupied room for the first time since spring.

Through October 2024 there was no Smart Energy Control and no measurement at room level, so the site team had no control and no visibility of overheated rooms. The operations team could see what the asset was spending on electricity use, but not where the cost was coming from.

Resolution.

Utopi Smart Panel Heaters were installed across every resident room by the end of 2024, making October 2025 the first heating season kick-off with Smart Temperature Controls. Optimal temperatures could be set and adjusted centrally on The Utopi Platform by site teams, so rooms would hold a comfortable range and overheating would reduce. Real-time data on the Utopi heat map would also show outliers in real-time, rather than disappear into a building-level average, so proactive action could be taken.

With Smart Energy Controls in place, electricity use fell despite higher occupancy and colder weather outside. Overheated rooms alone dropped by 71% in October, so the saving came out of overheating rather than out of resident comfort.

Comparing Year-on-Year performance from October 2025 against October 2024, the impact was clear:
