20-day Energy Drain

Short vacancy periods between tenancies hide significant waste without real-time monitoring.
Daily Electricity Consumption before and after Utopi Intervention

Scenario.

During the autumn term transition, a space at a PBSA property remained unoccupied for three weeks. Utopi’s PIR sensors confirmed the space was vacant from September 18th to October 8th, yet electricity data showed consumption patterns identical to an occupied room, heating cycling on schedule and appliances in standby mode. This led to a total energy waste of 194kWh over 20 days, enough to power an LED TV for over 2,400 hours!

Resolution.

What the data uncovered is a repeated issue that Utopi Data reveals of ‘hidden waste’ in in-between periods that are too short to trigger formal procedures but long enough to accumulate significant costs. The Utopi Platform’s integration of PIR occupancy data with electricity monitoring revealed that this space was behaving exactly as if a student were living there. Without intelligent monitoring, these gaps slip through unnoticed, creating a pattern of waste that repeats with every tenancy change across the portfolio.

The result?

Thanks to Utopi Data, the site team were able to spot the issue and uncovered monthly savings of:

Cost Saving: £65.80

Energy Reduction: 263.5kWh

Carbon Avoidance: 33kg C02e
