What Madrid Told Us About the Next Chapter for Spanish PBSA.

On 24 September, The Class Foundation brought together key stakeholders from across Spanish PBSA in Madrid for Student Living Spain. Operators, investors, developers, universities and public sector voices shared one room and, notably, one conclusion: Spain has the demand, the capital appetite and the ambition. What it needs now is the right partnerships to deliver at scale.

Utopi joined the conversation, with Chanel Turner-Ross, our Marketing Director for Europe, taking the stage on the Data Dialogues panel. Here are the themes that stood out:

Affordability Is the Starting Point.

Affordability framed much of the day. The 30% benchmark came up repeatedly, anchoring the discussion in what students and their families can realistically pay, and what that means for how schemes are designed, funded and operated. With land and construction costs high in Spain’s key university cities, delivering quality beds at the right price point remains the defining challenge for the sector.

Designing for How Students Actually Live.

One of the more thought-provoking threads was the role of neuroscience in design from the Architectural experts at Lambordini22. Speakers explored how light, acoustics, layout and shared space shape wellbeing, focus and belonging, and why the student experience starts long before a resident walks through the door.

Amenities were part of this, but the emphasis was on quality over quantity: Spaces that are genuinely used, valued and built around student life. International students were a recurring focus too. Spain’s appeal to students from across Europe and beyond continues to shape expectations around comfort, community and service, and operators are designing with that in mind.

Partnership Over Silos.

If there was one message the whole room agreed on, it was this: Public and private sectors have to collaborate. Public-private partnerships, particularly with universities, were discussed as one of the most practical routes to unlocking land and availability when costs are this high.

City masterplanning came into it too, with student housing increasingly seen as part of a wider urban strategy rather than a standalone asset. Having housing policy perspectives in the room kept the session on policy, progress and lessons for Spain grounded and constructive.

Data Dialogues: With the right Data, ESG can go further than Energy.

Chanel led the ESG data portion of the Data Dialogues panel, making the case that energy is only the beginning when it comes to ESG performance across Europe.

With granular, room-level building data, operators can see far more: Comfort, air quality, noise and temperature differences between rooms in the same building, and the early signals that affect resident wellbeing and satisfaction. That is where the social side of ESG becomes measurable.

Chanel shared a proactive case study from Spain, where continuous monitoring of the building revealed meaningful room-level variation in noise, air quality and temperature within a single asset. Rather than waiting for complaints, the site team could act on those insights early. Growing Our Presence in Spain.
