Within a multi-asset PBSA portfolio, site teams investigating high-consumption and high-temperature rooms expected to find the usual suspects: Rogue Heaters, cooking appliances, gaming setups, open windows. Across most of the 10 sites, that’s exactly what they found. But at one specific site, the inspections kept coming up empty, not because the rooms weren’t warm, but because there was nothing in them to explain it.

Across the full portfolio 53 rooms were physically inspected due to overheating, but site teams found no Rogue Heaters, no appliances, no open windows, no obvious driver. 72% of these rooms sat at one single site. That kind of concentration points to the building itself: Solar gain on south-facing rooms, insufficient or uneven insulation, an over-provisioned central heating system, heat migration between adjacent spaces, or some combination of all of these.
This is exactly the kind of insight granular, room-level data is built to surface. The Utopi Platform was able to isolate a profile that no building-level meter could ever produce: Warmth without a behavioural cause. That precision turned a vague “this site runs hot” feeling into a specific, evidenced finding, and pointed straight at the structural next step. With the behavioural causes ruled out by data, the operator had the case for a thermal survey, a closer look at the heating system’s commissioning, and a focused conversation about whether parts of the asset itself were working against energy performance.
