How Utopi Data Strengthened Technical Due Diligence for a Major UK Student Housing Portfolio Transaction.
“In a market where new stock is hard to find, exit readiness and technical due diligence are key areas of value that Utopi data feeds into. We were able to use these insights to actively strengthen a major UK student housing portfolio transaction – what more could you ask for?”David Lawrence – Managing Director of DLC Europe
The Challenge.
When global investment manager Harrison Street Real Estate – alongside Property Consultant partners and ESG experts, DLC Europe – prepared to exit a portfolio of six operational purpose-built student accommodation (PBSA) assets totalling 1,616 beds across the UK, they needed to demonstrate not just the operational performance of the assets, but their long-term value proposition to sophisticated institutional investors.
AustralianSuper, Australia’s largest superannuation fund managing over £195 billion in retirement savings, was launching a new UK Living Platform with strict investment criteria. To make their investment decision, AustralianSuper needed comprehensive, verified data that went beyond standard property metrics – they required granular insights into building performance, energy efficiency, ESG compliance, and operational sustainability across all six assets in London, Edinburgh, Belfast, Cardiff, Birmingham, and Leicester.
For Harrison Street, exit readiness meant having institutional-grade data that could withstand rigorous technical due diligence and demonstrate asset quality to one of the world’s most demanding pension fund investors; and DLC Europe knew Utopi data would strengthen this technical analysis.
Our Approach.
Harrison Street Real Estate have partnered with Utopi since 2020, establishing a comprehensive data infrastructure across their European PBSA portfolio. This forward-thinking investment in building intelligence meant that when the transaction opportunity with AustralianSuper emerged, Harrison Street already possessed the detailed asset performance data that sophisticated buyers demand: Multiple heating seasons, Utopi logbooks bringing together complex asset performance insights with ease, and clear energy performance year on year from smart metering in The Utopi Platform.
But Utopi’s role extended beyond operational monitoring – The Utopi Platform became a critical tool for investor due diligence. The granular, room-level data provided transparency that building-level aggregates simply cannot deliver, giving AustralianSuper unprecedented visibility into asset performance, efficiency patterns, maintenance needs, and sustainability credentials.
“The Utopi logbook and comprehensive environmental data points created a verifiable record of building performance that supported our technical due diligence process. Not only did it validate operational performance, it also provided confidence in the quality of the assets. It also reduced our technical due diligence processes in terms of time, quality and cost. We had clear proof, in a simple usable format.”David Lawrence – Managing Director of DLC Europe
Our Solution.
Across the six-asset PBSA portfolio, Utopi provided:
- Comprehensive digital logbooks documenting building performance, maintenance history and operational patterns at room, building and portfolio level
- Granular energy consumption data across all 1,616 beds, providing visibility into efficiency and identifying potential areas for improvement at room, building and portfolio level
- Real-time environmental monitoring data and smart metering (temperature, air quality, light, motion, humidity, CO₂) demonstrating building comfort standards and operational quality
- Sustainability performance metrics that aligned with AustralianSuper’s sustainability investment criteria
- Asset performance data that enabled robust technical due diligence and risk assessment
- Verified operational data supporting property valuations and investment decision-making
“We believe this transaction reflects the strong fundamentals of the UK student housing market and demonstrates the continued global interest in high-quality, purpose-built student housing. Additionally, we feel it underscores our ability to deliver institutional portfolios at scale.”Paul Bashir - CEO-Europe, Harrison Street Asset Management
The Outcome.
In December 2025, AustralianSuper successfully acquired the six-asset portfolio from Harrison Street Real Estate, marking the first portfolio acquisition for the Fund’s new UK Living Platform. The transaction demonstrates how granular building intelligence data has become essential infrastructure for institutional real estate transactions.
The transaction delivered:
- Six premium PBSA assets
Across London, Edinburgh, Belfast, Cardiff, Birmingham, and Leicester
- 1,616 student beds
All with verified room-level performance data and energy monitoring
For AustralianSuper, the detailed Utopi data provided confidence to invest in high-quality, purpose-built student accommodation in prime university-anchored locations. The granular insights supported their rigorous investment criteria and aligned with their goal to deliver quality income and institutional-grade assets at scale.
For Harrison Street and DLC Europe, the comprehensive building intelligence data created by Utopi enhanced exit readiness, streamlined the due diligence process, and demonstrated the quality and sustainability credentials of their assets to sophisticated institutional buyers.
Beyond Utility Savings: Utopi data doesn’t just reduce operational costs or help you manage energy consumption – it also enhances investor confidence, enables sophisticated due diligence, and adds tangible value to asset transactions. In an increasingly competitive market for institutional capital, granular building intelligence has become essential infrastructure for demonstrating asset quality and securing premium valuations.

“The energy and asset performance reports Utopi offer are instrumental to the due diligence process we completed for Harrison Street, and the granularity they provide is so valuable for us managing a transaction. From utility breakdowns to room-level energy performance, we can even gain access to the percentage of rooms heated to above 24°C – the ability to drill down and analyse performance is so important; and this successful project is a sign of the importance of this quality data.”Angela Mastracco - Development & ESG Manager at DLC Europe
